Below is information that will assist you in getting to know your way around Laguna.

Condo life is living in a community. We all share the exceptional amenities of this wonderful place.

Please respect and treat all common areas as though they were yours personally. We encourage you to take the time to read all the common rules of our community.

Homeowner Associations

We have two homeowner associations and one dock association. They are billed separately.

The Riviera Dunes Condo Association consists of the entire Riviera Dunes community: The Homes, Hammocks, Bel Mare, Laguna, Marina, and the Island Homes.

The Laguna Homeowners Association consists of each of the four condo buildings (with separate assessment fees), the common areas around Laguna, and the guard gates.

The building addresses are 610 and 606 (facing the marina), 611 and 615 (facing the Manatee River). They are also known by the order in which they were built:

614 is the community clubhouse, exercise room, and bathrooms adjacent to the pool, barbeque area, and hot tub.

The Laguna Dock Owners Association is for those who purchased a Laguna dock and is separate from the marina docks. That information can be obtained through AMI, our property management company.

We have a well-organized HOA that consists of volunteers. It is in all our best interest as neighbors and friends to be active and keep our community well maintained.

Property Management and Websites

There is one Riviera Dunes website and two Laguna websites.

For the Riviera Dunes Condo Association, the website is rivieradunesfl.com. Master board meetings and Riviera Dunes community information is there.

Our property is managed by AMI (Advanced Management, Inc.). For all information pertaining to the rules, payments, maintenance, and more, AMI’s website is amiwra.com. You will need to register to receive a login.

AMI’s phone number is 941-359-1134 ext.121 and email addresses are clientservices@amiwra.com and comments@amiwra.com. Our onsite manager (20 hours a week) is Brittany Curry. Kristie Rivera is the representative in their offices.

Helpful Hints and Information

There are several keys for each condo. You should have a unit door key, a small mailbox key, a large square silver key that opens the pool gates, clubhouse, workout room, as well as the gate to the Dockside Bar and Grill patio. There is a separate key that opens the staircase for your building. Do not re-key your unit door key as the Association may need to enter in case of an emergency using the master key. Please use Discount Lock and Key and have it keyed to the master: 941-753-1147.

There is a fob available from AMI to open both the front lobby and lobby garage doors of your building. They can also be accessed using an individualized keypad code. Ask for lobby door codes and your dial-up codes. You can also pick a personal code for each tenant. Ask for front door codes and your dial up codes through Security at the Guard House.

There is an RFID car remote sticker that activates the main entrance gate. See attached form. Your guests may contact you from the gate call box and the guest gate will open remotely from your phone by dialing (9). Call the guard house in advance at 941-417-2569 to let them know a guest or delivery is coming.

Trash rooms are on every floor across from the elevators. Tie your bags! Do not leave any trash sitting in the room. Do not throw boxes, loose items, brooms, wood, paint cans, containers with liquid, or any long items down the chute. Make sure that the chute is latched when you leave. The lights are on automatic sensors.

Monday, Wednesday, and Friday are trash pickup. We do not have a recycling system but there are recycling stations in Palmetto and Bradenton (see Palmetto and Bradenton city websites for further information).

Flatten cardboard boxes and place them over the wall on the other side of the lobby garage doors. Any furniture, electronics, housewares, or big items are not to be left at our facility. These are the individual’s responsibility to take to an appropriate charity, city, or county drop off.

Lost items may be turned into the guardhouse.

 

Additional Information

Get to know your neighbors at our monthly community cocktail parties hosted by residents. They are held the fourth Thursday of the month (except November and December on the third Thursday) at 6:00 pm in the clubhouse. Bring a dish to share and BYOB.

Free water aerobics (called the Aquateers!) at the pool are offered M-F mornings at 10:00 am. Bring your own noodle and a good sense of humor.

Pool hours: 7:00 am-10:00 pm. Rules in in the pool area.

Gym hours: 5:00 am-10:00 pm. Disinfectant wipes are provided for your convenience.

Tennis/Pickleball Court hours: 7:00 am-10:00 pm.

The clubhouse may be rented for a refundable fee through AMI.

There is a free library in the clubhouse. Borrow a book and drop off yours.

Grill use is on a first-come basis. There are two separate valves that need to be turned on. Please be sure to turn them off when you are finished.

 

Rules and Regulations

For the safety and comfort of all our residents, here are the most immediate rules and regulations. A comprehensive list of all the rules and regulations are posted on your lobby’s bulletin board and at AMI’s website: amiwra.com.

Speed limit is 20 mph or less.

Moving, large deliveries, and construction times are M-F 8:00 am-4:30 pm only. AMI must be notified at least 24-hours in advance to properly prepare the elevator.

Any tile, carpet replacement, or other significant modifications must be pre-approved by the Architectural Review Board (ARB). Go to amiwra.com.

Open flames, grills, or firepits are NOT permitted on your balcony by order of the fire department.

Balconies are to be cleared during hurricane season; June-November if not in residence.

No pets are allowed except for by owners. Immediate pet cleanup is required. Please refer to the details of pet ownership.

On the occasion you may have any bug problems, contact Turner Pest Control: 904-355-5300. Provide location I.D. #378431. There is no charge to the unit owner.

Unit rentals and visitation rules are also enforced and on the AMI websites.

 

Odds and Ends

Outside inaccessible windows are professionally washed 2x per year.

Hallways are power washed quarterly.

Walkways, elevators, and lobbies are also common areas. Please take responsibility to clean up any spills or pet waste.

Please remove all boxes and oversized mail from the lobby quickly.

Bikes may be stored in the bike racks in the garage. Lock your bikes.

All covered garage spaces are assigned and may not be used by other than the owner without signed, filed permission.

Storage/dock boxes may be purchased and placed in the front of your car space but must meet size requirements and installed by AMI.

Please do not touch sprinkler system components in your unit. If a problem is found, contact AMI.

Locked bulletin boards in the lobbies and at the pool have important notices and rules. Check them often.

Checklist for Laguna Condo Owners and Tenants

Leaving for Extended Periods

If you are heading out for a couple of weeks or longer, these are the suggested procedures to keep your unit and your neighbors safe from potential damage from water leaks, mold, electrical problems, and hurricanes.

Turn off your water. Buildings 611 and 615 have had serious water damage due to the water line breaking in HVAC closets. Please take note that some of our water tanks may be reaching an age where warranties and leaks may happen. We encourage you to shut your water off before leaving for the summer or vacation. If there happens to be a water tank leak or water line break, our neighbors, and especially you, won’t be impacted as badly. If you’re unfamiliar with how to shut your water off and would like some assistance, Steve Powroznyk (224-795-1882), Zac Zaccaria (941-258-6360), and Jay McCroskey (941-400-4773) will be happy to show you how to shut it off and share some of the things they do when preparing to leave for any time period.

Vinegar in Air Conditioner/HVAC overflow drain to protect your AC unit.

Remove your patio furniture, plants, and ceiling fan blades (if possible) from your patio.

Lock all your windows and doors.

Additional Tips

Turn off your ice-maker so you do not burn the motor out if water is turned off in your unit.

Use dehumidifiers and hanging moisture absorbing bags to protect from mold.

Run water in sink and tub and add vinegar to keep pipes clean.

Turn off your electric breaker to the hot water heater to save electricity.

Empty refrigerator and freezer in case of power outage.

Fill a baggie with ice cubes and put in your freezer. When you return, check to see if the ice cubes have melted. If they have, there has been a power outage and any food may have been compromised.
